Simply Marinas represented both parties for a quick seamless closing. The sale was handled confidentially by the Simply Marinas team.
Roosevelt Lake Marina and RV Park (RLM) is an absentee-owned facility with in-place management, wet & dry boat storage, an RV park, fuel sales, a convenience store, a boat rental fleet, and a full service restaurant. A majority if the income is derived from boat storage and RV pad rental. RLM offers both already built-in upside, and slip expansion upside.
RLM is operated under a long-term, renewable, Special Use Permit with the U.S. Forest Service (USFS). The marina currently has 258 floating wet slips, which can be expanded with an additional 242 slips, as the USFS permit allows for a total of 500 wet slips. The currently installed electric and underwater infrastructure is already adequate to support the full slip expansion. In 2019, ownership completed the buildout of a new, full service, waterfront restaurant, a new roadside convenience store, and a new 50-pad RV park.
To date, RLM has enjoyed consistent year-over-year revenue growth. With the continued increase of migration into Arizona, and more particularly, the nearby metro Phoenix area, the market from which the RLM draws customers is ever increasing.
With restaurants and bars, a convenience store, fuel, a marina, and RV camping, RLM provides a self-contained resort-like setting. The unbeatable location is less than two hours from Phoenix, on Arizona’s largest lake, offering panoramic views of the lake and surrounding mountains.

Roosevelt Lake Marina and RV Park is perfectly situated only an hour and a half from metro Phoenix and East Valley, one of the country’s fastest growing metro areas. Despite it’s close proximity to major population growth, the marina setting gives guests a sense that they are worlds away from the city.
Central Arizona’s majestic Roosevelt Lake is surrounded by mountains. It is the largest lake by surface water in Central Arizona (21,500 acres), and boasts 128 miles of sandy shoreline and crystal blue warm water framed by stunning red rock mountains.
Although RLM offers guests a self-contained resort-like setting, it is within a 30-minute drive of numerous lodging, foodservice and grocery outlets available.
The lake is home to a variety of game fish including crappie, carp, Sunfish, flathead and channel catfish, and smallmouth bass and largemouth bass.
There are several Arizona Trail trailheads in the vicinity. The 800 mile (1,280 km) long hiking trail extending from the Arizona-Mexico border to Utah crosses the Salt River on the State Route 188 bridge that crosses Theodore Roosevelt Lake just northeast of Roosevelt Dam.
